Comment: Hello. This is spot on. You might want to add: if you are an investor who thinks it’s fine to break even (no cash received you just don’t owe anything, which is pretty much all the units in the rental pool) from Red Frog renting your place, keep in mind that you are actually stealing money from your neighbors. Why? Because your neighbors pay cash for the electricity and OGI uses our real money to give you your electric credit on your bill. That’s why the price to us regular owners is at least twice what it should be, since half the people aren’t paying. So this is my fraud scam alert to you - anyone who rents through OGI is an accomplice to the scam.

As someone who is considering investing in Red Frog, I find this to be disappointing. I would have hoped collaboration would be the way to resolve issues not all out war?
Answer: Thanks for your comment Frank. We have been coming to Red Frog for over 10 years, and some other owners have been trying to work with Red Frog Management for as long as 20 years. None of us have been able to resolve the issues despite numerous meetings,break out sessions, calls, large infusions of cash from owners, and so we are disappointed too. We do not seek war, but at this point, given the impasse, it seems the moral thing to do is to warn potential investors of the issues. In additon to those mentioned previously, investors should be aware that they may be assaulted by security guards, denied access to the property, charged fees for services not requested, and have their electric and/or water shut off. (All of which have happened to current owners). The real estate team fails to disclose these possibilities during their real estate tours, so how else can the public get this information? By their own admission, Red Frog Management regularly sends out messages to the owners using their anyonymous unsigned "Owners Services" email address stating that the water, sewer, & electric infastructure are all failing, but they don't mention any of this to new investors. Isn't a failing infastructure something you would want to know about so that you could make an informed purchasing decision?
Follow up comment from an owner: Frank we would love to have you join the community that is fighting to save our homes,. I hate to say it, but if I could take a step back in time, I would have heeded the words of an owner my wife and I met before we purchased and found a different place to make my new home. Unfortunately, we have become victims because we believed the tale of great potential we were sold.
From a Guest: Very well written and very informative!!! Well done! So sad you guys have to go thru this. Love staying here! We have thought of maybe renting a place while we complete our other home but sadly not keen to support or deal with the management.
